Our 7 Step Process


Early Contractor Involvement

Step one: Early Contractor Involvement

For the best project outcomes, we prefer to support our clients as early as possible, through early contractor involvement (ECI).

We understand project strategic objectives may vary and engaging us at early feasibility or concept stage enables us to use the expertise we have, across the lifecycle of a project, to tailor a project to these objectives and drive the outcomes valued most by our clients.

Tendering & Pricing

Step two: Tendering & Pricing

We prefer to engage with clients on a negotiated price basis, as this reduces risk, and subsequently cost, for both parties. It also enables a wider range of procurement strategies, improves transparency and helps to ensure trust and certainty is built at the earliest stage.

Pre-Construction

Step three: Pre-Construction

We can provide Design & Build (D&B), build only, or full turn-key construction delivery services. We work collaboratively with our clients to develop a comprehensive construction programme, including whether the delivery of separable portions is advantageous or necessary.

Risk identification and management is critical for project success, and during this phase we will ensure that all project risks are quantified and understood, and control strategies are put in place.

Site Establishment

Step four: Site Establishment

This stage will see the engagement and mobilisation of our build and supply partners, including procurement of necessary long-lead items.

Site demolition, surveying, health and safety processes and inductions, and site office establishment will generally take place during this phase. We will also ensure all environmental controls and waste minimisation processes are established at this stage.

Construction & Delivery

Step five: Construction & Delivery

At a minimum, monthly Project Control Group (PCG) reports will be prepared and meetings will take place during the course of the project together with our construction team, external Engineers to the Contract (ETC) and/or client representatives.

Our objective is to move the project through this stage as efficiently and safely as possible. Wherever time can be saved without compromising quality and safety, our delivery team will look to benefit the project with time efficiencies.

Completion & Handover

Step six: Completion & Handover

Ensuring a project is both practically and operationally complete and fully compliant is the culmination of months and sometimes years of meticulous planning. If the planning has been done well, then this stage should be a straightforward process.

Compliance and quality sign-offs are done continuously throughout the various stages of the construction build, and so this stage is simply the submission to regulatory bodies such as council consenting authorities and NZGBC (for a Homestar rating).

Post-Construction

Step seven: Post-Construction

As a project is occupied and structures are put to use it is important they perform as expected. This stage is essential to ensuring quality and design outcomes are achieved. As well as the usual warranty and guarantee periods, we maintain a minimum 12-month defects period.

It is important to us that any project we complete performs as expected and maintains a high level of service and low maintenance requirements post construction of a project.

Sustainable Outcomes

Our commitment to our communities, our industry and our planet means that cost is not the only driver for procurement. Sustainability, for us, is about stewardship. By working with our suppliers, we identify the best long-term solution for our projects. We build to make a difference, not just tick a box.

We consider the environmental, health, and community impact of each decision, at every part of the design and construction process. This includes but is not limited to:

  • The carbon impact of both the construction and operation of a home
  • Minimisation of waste, packaging, and transportation costs
  • Preferring locally manufactured products
  • Considering the impact of materials and specifications on inhabitant's health and wellbeing
  • Supporting the industry skills through apprenticeships and diverse employment practices
  • Ensuring financing sustainability through balanced long term procurement partnerships
  • Sourcing labour, build partners and suppliers from the local community we are building for
  • Making a commitment to build houses to Homestar 6 standard or better.

Our Commitment
to Carbon Reduction

We have made the commitment to reduce our carbon impact to zero through the Science Based Targets Initiative (SBTi). This means that we are working to reduce our Scope 1 & 2 carbon impact to zero by 2030, and our Scope 3 impact to zero by 2050.

This means we consider the carbon impact and the future costs of maintenance to owners, taking into account the whole life cycle of a home.

One of the main challenges in managing embodied carbon is having the right data to influence design decisions. As part of our journey to reduce embodied carbon and waste, Home has partnered with Mutu to track and compile data on its waste and carbon. We are also working with Tether products, which measure building performance to gather operational data. We utilise this data to inform decisions in the design phase.

Innovation & Technology

We are never content with what is and what has been. The construction industry needs to continually improve what it builds and how it builds. This is the only way we will construct more sustainable, better quality, and more affordable housing.

It is our belief that, if there is a better way, together with our partners, we will seek it out.

Our use of the Procore platform together with a range of bespoke technology solutions, we have the ability to innovate and provide real time data, insights, and decision capability with a project, as well as across our supply chain and industry value chain.

This enables continuous improvement and data driven decisions. It also ensures that innovative and modern methods of construction (MMC) such as Off-Site Manufacturing can be employed where they make sense economically.
